The property is situated in the village of Zabrdje, on the northern part of the Lustica Peninsula, municipality of Herceg Novi, Montenegro. Lustica is very attractive tourist destination but still very peaceful and unspoilt. It has the finest beaches and resorts in Herceg Novi municipality, including Žanjice, Mirište, Arza and Dobreč.  The closest shops, restaurants, bars, hotels and beaches are in the settlement of Krasici, approx. 2,5 km far from the property. In the immediate surroundings, there are small family households and farms producing their own cheese, prosciutto, excellent olive oil, wine and rakija from local ingredients. Popular tourist sights, such as the old walled town of Budva, Kotor  and Herceg Novi are not far away, about 1h or less by car.  Tivat Airport is 30 minutes by car, Dubrovnik Airport is 1h30m, and Podgorica is 2 hours away. The ferry port of Bar, is 1h30m away.
